Ask about a specific home →Glacier sellers sell a season as much as a house. Ski-weekend buyers shop in fall and winter; summer brings hikers and river buyers. Rental history, HOA rules, plowing and septic records answer most questions before they're asked.

About Glacier
Glacier is the last town on the Mt. Baker Highway before the national forest — a few hundred full-time residents, a ranger station, restaurants that fill on ski weekends, and cabin communities that spread along the North Fork Nooksack. The platted communities date to the 1960s and 70s: Glacier Springs on the hillside, Snowline and Mt. Baker Rim toward the river, and the Snowater condos on the riverbank near town.
Buyers come for the mountain. Some live here full-time and commute to Bellingham or work remotely; most own a cabin or condo they use on weekends and rent in between. That makes HOA rental rules, winter access, heat source and septic condition the real price drivers — and makes January the best month to see what you're buying.

See it in January — plowing, heat source and road access tell you what the summer showing can't.
Often yes — Whatcom County registers STRs in the Glacier area, but Snowater, Glacier Springs and the other communities set their own limits. Irena verifies per parcel and HOA.
Yes, with a small full-time population; the highway is plowed and side roads vary. Many owners use homes seasonally. Expect 50–60 minutes to Bellingham.
Septic almost everywhere, with community water systems in the platted communities and wells elsewhere. Irena confirms the system, its age and any assessments.
