About Lake Whatcom
Lake Whatcom is Bellingham's big lake — ten miles long, deep and cold, running from Bloedel Donovan Park at the edge of the city southeast past Sudden Valley to a quiet rural end near Wickersham. It is also the drinking-water reservoir for the city, and that single fact shapes the market: watershed rules limit clearing and new impervious surface, boats are inspected for invasive species, and the shoreline has stayed greener than most lakes this close to a downtown.
Housing follows the shore. Silver Beach and Alabama Hill are Bellingham neighborhoods with city water and sewer, 1950s–90s homes, and lake views from the slope. Geneva and the North Shore are unincorporated with district water and sewer — the lakefront with docks is here, and so are the highest prices. Sudden Valley is its own gated community of about 7,000 with a marina, golf course and HOA. The south end — South Bay, Blue Canyon, Glenhaven — is rural, on septic, in the Mount Baker school district, and priced accordingly.

Ask for the parcel's watershed status and the water/sewer provider before you write — they decide what you can build and what it costs to own.
The north end — Silver Beach, Alabama Hill, Bloedel Donovan — is inside city limits. Geneva, the North Shore, Sudden Valley, and the south end are unincorporated Whatcom County with Bellingham addresses (South Bay uses Sedro-Woolley addresses and Mount Baker schools). Irena confirms jurisdiction and district per address.
Yes. Lakefront homes have docks or buoys where permitted, Sudden Valley has a marina, and Bloedel Donovan has a public launch. Every boat needs an aquatic-invasive-species inspection permit before launching, and dock work needs a shoreline permit.
About 10–15 minutes from Silver Beach, Geneva and Alabama Hill; 15–20 from Sudden Valley and the North Shore; 30 or more from the south end.
Yes — the Lake Whatcom watershed overlay limits clearing, impervious surface and stormwater runoff on new construction and larger remodels, in both the city and the county. Irena pulls the parcel's zoning and watershed status before you plan an addition.
