Selling an Inherited Home in Whatcom County: A Calm, Step-by-Step Guide
Probate timelines, what to fix and what to leave, how to handle forty years of belongings, and how to do all of it from out of state.
First: figure out who can sign
If the home is in a trust, the trustee can usually sell right away. If it's going through probate, the court-appointed personal representative needs letters testamentary before listing. In Whatcom County that's typically 4–8 weeks. Irena works with two local probate attorneys and can point you to them.
Don't renovate
Estate homes almost never justify a remodel. A deep clean, a haul-away, minor repairs, and full disclosure of what you know (and don't) will net more than a rushed kitchen. Buyers for these homes expect to do work and price accordingly.
Belongings
An estate-sale company takes 30–40% but handles everything. Irena can coordinate the estate sale, donation pickup, and dumpster so the family never has to fly in.
Pricing an as-is home
The comps are homes in similar condition, not the renovated one down the street. Irena also attaches contractor bids for major items — roof, sewer, electrical — so buyers can write offers with real numbers instead of fearful ones.
Doing it remotely
Every recent estate sale Irena has handled closed with the sellers signing electronically from out of state. Weekly updates, one point of contact, no surprises.
