Rates Dropped — Here's What Changed in the Whatcom County Market This Spring

More buyers, not more homes. The three shifts Irena saw in April and May and how they affect both sides of a deal.

Buyers came back first

Showing activity jumped about 30% in April. Inventory didn't. The result was multiple offers on updated homes under $750k for the first time in a year — and a return of escalation clauses.

Sellers still need to price correctly

The homes that sat in 2025 for being overpriced still sat. Lower rates widened the pool of buyers, but those buyers are informed and impatient.

What to do now

Sellers: if you were waiting for demand, it's here — but the window before more inventory arrives is short. Buyers: get fully underwritten, not just pre-qualified. That's what wins right now.
