First-Time Buyer Programs in Washington That Actually Work in Whatcom County
WSHFC Home Advantage, House Key, down-payment assistance, and rate buydowns — what they are, who qualifies, and how Irena's clients have used them on real Bellingham and Lynden purchases.
Home Advantage and House Key
The Washington State Housing Finance Commission runs two main programs. Home Advantage has no first-time requirement and income limits that most Whatcom County households fall under. House Key is more targeted and pairs with a down-payment loan that carries 0–1% interest and is deferred until you sell or refinance.
Down-payment assistance
Most programs offer 4–5% of the loan amount as a second mortgage with deferred payments. On a $450,000 Lynden home that's roughly $18,000–$22,000 toward the down payment and closing costs. It's not a grant, but it's the difference between buying now and renting another two years.
Seller-paid rate buydowns
In a slower market, sellers will often pay 2–3% of the price toward your costs. Irena's clients have used that for a 2-1 buydown: a rate two points lower in year one, one point lower in year two. On a recent Lynden purchase that saved about $410 a month in the first year.
What lenders don't tell you
Not every lender is approved for WSHFC programs, and many big banks won't bother. Irena works with two Whatcom County lenders who close these routinely and can pre-approve you in a day.
Next step
Reach out with your rough budget and timeline. Irena will tell you which program fits and set up a search that matches what you can actually buy.
